This complete conversion, repositioning and new construction of additional residential loft floors was one of the first of its kind in the transitioning Lower East Side of Manhattan.

The project included the demolition and replacement of existing interior structure, the addition of an additional Penthouse floor, and the repositioning of prime retail square footage in what had previously housed a warehouse and wholesale distribution businesses which significantly underutilized the property. The resulting luxury lofts and corresponding retail received the highest prices per square foot in the area at the time.
